Am I surprised by the influx of major large development?

I believe I would like to start with some Raw Land flips through tax liens in order to develop some working capital.  

The upside is the city has selected the Master Developer for the 62 Acres of the Park Heights Master Planned development, and the city officials told me they will be extending the project to 84 acres total.

If you really want to move it to Excel so you can sort, etc, then you can probably export the data from the PDF but I don't think it will be nicely formatted for you.

Easy: Mislead the seller with bogus clauses such as 1. subject to partner approval (your partner can be your dog)2. subject to 60 day inspection  (they are tied up doing lots of inspections)3. subject to financing (just be sure and don't try and get it)If you use enough weasel clauses you won't lose a dime, will have raised the sellers hopes, taken the property off the market leaving REAL HONEST POTENTIAL BUYERS behind, and started developing a reputation (maybe not a good one).

I have my basics down but I just am in that fear stage to go out and do it myself , I got 3 deals that look nice but I am scared to go at them my selves , if anyone can help teach me I will find the deals and you can keep all the profit I don't care about the money I just want the knowledge

We justified un fixable problems by saying we would make everything else so nice that buyers would look past them.
