Try saying something like "Nice quiet unit with high end cork flooring and upgraded quartz counters and stainless appliances. " Don't panic, I've had this same scenario. 

My father dabbles in real estate and my grandfather had a nice retirement because of real estate, so to me this is a viable avenue, yet I needed to learn it.

although paying cap gain on appreciated dollars is not the end of the world but its nice to get that tax FREE stimulus.

I agree it would be useful to visit an actual sale.

Then sell move on with some more equity hopefully some nice appreciation as 5% is the safer guess right now. 

As far as the location I'm somewhat well versed from my time in town visiting friends and family over the years but could use some local insight on management companies, local realtors, contractors, etc.

It works, but it would be nice to have a reliable tool without all the work.

So just bought a nice 2 acre piece of raw land to flip and not sure what to do with the storage shed (image attached) that's on it.

In low tax states it will be less of an issue with running into property tax deduction limits.Sometimes people buy properties like people buy nice cars and stick them in the garage.If he doesn't want to sell or rent them, move on.
