UPDATE: I tested the blinds for lead and the results were negative.

Make that room a closet or just be very clear in describing the layout with pictures and a diagram to prevent negative reviews.Maybe market it as a 2 Bedroom with bonus sleeping area?

And to clarify, sellers do 'pay' to sell their home in reality and on paper, they pay Realtors on both sides (usually), Owner's title insurance, doc stamps, etc....but they don't typically have to bring money to closing unless its a short sale or other negative equity situation.  

No buyer will buy a house/ duplex that appraised under purchase price because this mean you are coming into the house with negative Equity, which is never good..Hope everything works out

In C/D class properties the tennat base is such that the type of landlord that is investing simply develops a negative attitude toward their tenant base and stop caring.

Don't be surprised if it is 20 years or more, or even never, if your cashflow turns negative after factoring in the overhead. 

So that could be stretching you super thin and potentially result in negative cashflow for the next few years.
