Many times it's to lure you into additional, paid (expensive) mentoring.

Is this perhaps where having a mentor becomes important?

My rental cashflows pretty well and now I am ready to do it all over again.No expensive programs, no mentor, etc.

As a million $ producer back when the "dinosaurs roamed" (the eighties), I gave her an insider's view:  it's a "people & relationship" business where consistent hard work earns trust to be successful; we're both good with math and family budgets; and we could do this wisely by using BP and investors we've met at REI, who have encouraged and are willing to mentor us, if necessary. 

Looking for a mentor on "flipping" or any advise in the Phoenix area .

IMO if this is your first deal, find a partner or mentor to go walk through the building.

You may be able to leverage those skills in exchange for some investor mentoring.
