You can also buy the lease agreement and application forms from the California Association of Realtor's web site, should you wish to use those.As to listing yourself as a real estate professional on your taxes, I would not if I wasn't licensed. 

When we really started ramping up growth, we started traveling the country speaking at RE meet-ups and club events, advertised in RE magazines and began sponsoring everything we possibly could.
