Obviously one would expect the total usage of a duplex to be greater than a SFH since it could be designed to hold more people.

I use a self designed Software program (not for sale) to do all my analysis data compiling.

The rating model doesn't work yet for typical HML deals, as it's designed for current or near current cash flow properties.
