Is it just literally creating a list of items/things not allowed by me and attaching it to the lease and application?

I love listening not only to learn about real estate, but I find myself compelled to the relatable, down to earth personalities of Josh, Brandon, and literally every guest they interview.

I learned next to nothing about real estate through my coursework, except outdated ways to measure properties and a boatload of information I will literally never use again.

(I remember a guy from a neighborhood association standing up at one of the townhall meetings here and literally waving his finger in the face of the majority-host audience, saying, "You are bad people!)

I am asking because I literally did the same exact thing and just sent out postcards 3 days ago.

Since it was literally just a month ago is there anything I can try to salvage? 

There are literally thousands of extremely smart analytical people that want to invest in RE but never can do it because they understand spreadsheets but don't understand the actual building and what it takes physically to run.

But recently have been pondering the idea of using the BRRRR strategy with that money as a percentage of a downpayment and aiming for a duplex in the $300-350 range.In the Kitchener Waterloo area there are literally 4 SFH that I could make offers on under $200 000...I may not be able to increase the value enough to borrow back on the ARV at 80% to cover the initial loan...What your thoughts...does BRRRR even work if not a cash purchase if using a private lender?

When you look on google maps you'll see a literal "triangle" of the main streets.

One was literally at the bottom of the stairs - about 4 feet from the last step.
