But on the flip side if they call me to change a light bulb and for little things every week, I can almost promise that the rent will be raised.It really sets the stage with the tenants, that we expect them to take care of the home they are renting like it is a home they own.

-if you don't screen properly (and sometimes even if you do) you are going to have a lot of headaches on the noise front, especially in apartments-Since they haven't rented before, sometimes they don't know really simple things, like it's their job to change a light bulb, or to stop half-turning off steam radiators.

Hello BP:I have an interesting situation.8 years ago, a residential property was purchased by my client and converted to a bed & breakfast and has been functioning as one since.Client now wants to sell, and, due to the fact that good records weren't maintained, it's being sold/marketed as a residential property.Someone I work with in REI with quite a bit of mortgage lending background with underwriters advised me that whoever buys the home will likely have a very difficult time getting the deal done with a conventional mortgage, because during the due dilligence phase, the lender will find that the property has been running as a bed and breakfast, and therefore will shy away from it... even if the stated intention is to use it as a primary residence.Can anyone with background on how the risk factors of these deals are considered and underwritten, or knowledge of common underwriting practices shed some light on this?

It would allow you to add a much more desirable larger vanity, as well as make everything feel less closed in.Another solution would be to keep the tub where it is but move the plumbing so you could replace the dividing wall with glass block and give not only the illusion of a lot more space, but also allow natural light to flow and give a modern edge to the room for a fairly small investment.

a quick rule of thumb that works for me is $5 light rehab $10 medium rehab and $25 for a heavy rehab it will give a you a good ball park number based on the square footage of the home
