I would shop around the area a bit more and see what other property managers are charging in your area. 

Close to lots of retail, walking distance to coffee shops, new breweries, also large big box stores (Home depot, pet smart, gym, etc) and close to I-76. 

They just close up shop and move on.. this was all to common practice with LA based marketing companies and off shore companies..

Although that is the only time (yet) I've installed this, while shopping around for them, I came to realize that there are different qualities in them. 

So while you're waiting I would put a package together for a Conventional Loan then shop that package at local banks and to friends and family for modest returns (maybe offer 8-10%).

After a water heater situation that he helped me fix we went out for wings (he paid) a month later we took a roadtrip, then he invited me to his wedding now our families vacation together about once every other year,  he and his wife are shopping for an upper end home and they are using me as their realtor, his sister is also looking at upper end homes and is also using me as her realtor...  

Go to a a hydroponic supply shop (i.e.

It is located in a space that she rents in a strip mall type shopping center.

Might be the case Brian, could be some dinkhead tied a dog to the tree, see the garden shops there are grasses and ground covers, add dirt and fertilizer if necessary.

You are going to have to sort of shop around for information like that.
