I am reading a book called ‘What Every Real Estate Investor Needs To Know About Cash Flow...And 36 Other Key Financial Measures’ by frank Gallinelli and it’s a great book.

A key to an area is if everyone is building or buying and reselling.

The place isn't in that bad of shape moving in so I decided to turn key the property because I'm a student studying Mechanical Engineering which heavily prevents me from being able to deal with the house.

I also like the idea of isolating the space containing all of these components if that is feasible.

Diversification is the key to success. 

That basis is allocated between non-depreciable land, depreciable building and components that are depreciated faster.
