If an HOA is involved it appears they don't quite have their act together as far as resolving past due fees.I believe they are a legitimate business but as many others in the business there is no urgency to get transactions closed.

My question is this; Can I get this property under contract and do an assignment to another retail buyer without having a realtor involved from the buyer end.

Ultimately, you need to convince the seller to sell to you, and if you're wholesaling, you need to convince the agent not to talk the seller out of selling to you (the seller has the final say, but most sellers will listen to their agent's recommendation).In the end, you'd have to have the seller agree to sell to you, and the agent would still be involved on the seller's side and collect their commission.

The best insight comes when the right questions are asked among those who are already actively involved in your market.

I'm pretty sure there's a $250,000 fine involved too.

My main goal was to use it for my own personal investing, however it is now evolving into becoming a top producer as well...I really want to be involved in Real Estate in all aspects of my work...so ultimately would like to transition into full time...I guess I have found my passion :-)

Now whether the authorities get involved further is a different matter.
