I went the cheap route, and it paid off... eventually.From my outside perspective, the MOST important thing you can do, is save money.

(college/jobs/hospital/military base/growing area)Is the property within 10 minutes of important centers?

You will eventually need an LLC, but dont worry about it while you are house hacking and more importantly dont let it stop investing. 

Thats whats important for the warranty issues.

It all depends on area and school we don't usually look much or give importance unless you are looking for appreciation. 

This will help put a face to your name,and make you more credible and important to them because you are serious and took the time to fly out.
