Funny enough, I've found a great management company that I've gotten close with and plan to maintain a great relationship with them and use them, scaling both of our companies.

And unless there is some historical protection, I'd be very surprised if grandfathering were allowed - but meeting with the folks at the building department should answer the vast majority of your questions with an accuracy that cannot be provided here.A company that specializes in house moving should be on your list of calls.  

By being active in the Forums and using BP, my goal is make new contacts and build mutually beneficial relationships. 

I am also a student at CMU and looking for other investors in my area to serve as a mentor type of relationship.

You need to develop strong relationships with owners.

Lot of the hard/private money is about relationships and you have to prove yourself in a sense to gain their trust and vice versa.

I have never met the owner, renter does not have a good relationship due to landlord neglect/disinterest. fwiw - Landlord had a stroke about a year ago and has family in the area (son stopped by after Irma damage). consistent yellow letters?

I would recommend taking this as an opportunity to start a relationship with a real estate attorney or business attorney you can trust and rely on for future advice.
