Good Question, I would imagine the lender will want to recover whatever percentage that home represents in the single mortgage. 

I would say if you are looking for good places with section 8 California!

You can get a good feel by speaking with others.

If you have, your cash flow can be more modest and you still can achieve a good return.  

If you're really intent on keeping the resident in place then I would just have a conversation with the manager and see what can be worked out, but if they're sticking to their agreement they signed with you, than you might have some decisions to make. 

But it sounds good to uneducated people.
