Looking at this as a MHP:Hard to see such high lot rent in a place "far out", but let's play with that and some other assumptions:12% Cap, 9 Lots at $350/mth, 50% expense ratio (park provides water & small number of homes),  = $158K. 

In the vacation rental game it’s more than likely that if you don’t self manage you won’t make money.I self manage 5 with a day job and I’m an idiot.

I watched this all play out after the Oakland Hills fire that destroyed 3500 homes.

This plays a big part in determining the value of the land for development purposes. 

I played around with the numbers many times but just couldnt make it work and decided to pass on it.

You can talk to a private investor, but not sure I see a big enough profit in your deal to take it on.Start living like no one else does, get a second job or a better job, so you can save $20-30K and you can make this happen.I've had to pass on two deals 'cause I didn't have the cash to put 'my skin in the game' (just put $70k into buying a primary residence).

If I am putting $65,000 in the game, I would want to see a bigger cash on cash return.  

And in 10-15 years it’ll be game over with all your collected equity, meaning multi millions.

And while your long term plans are to ultimately open your own brokerage, you can "get into the game" by doing something that has proven to be very successful to me in my years of investing, and that is sending offers to owners directly.
