I am pretty confident in those factors, but like you said it’s great to stay conscious that everything may not go as planned.

I too believe you should start out close to home.Having said that, I do represent a turnkey provider here in Indianapolis and would be more than happy to discuss their approach to ensuring out of state investors confidence. 

There is a lot of data you could display in a heatmap that would really provide a lot of value and help you identify potential deals more confidently.

I have another property in Clay Co so I'm confident with the rental rate.
