If you buy a multi family, 50-70% of the expected or current unit rent from the other unit can go straight towards your PITI.I liked room rental at the edge of my theoretical borrowing limits because it got me into a really nice neighborhood.

And, regardless of what you tell yourself, a seller suffers the same disappointment when a deal through an agent falls through as he does when a wholesale deal falls through.There's enough room in this game for all of us and there's no need for disrespect just because something doesn't fit `your idea' of how things should go.

These properties are sometimes a good fit for owner occupants because it puts you on an even playing field when you are bidding because you are only bidding against other owner occupants.

I started a journey back in 2015 towards financial freedom with a goal of acquiring 50 units in 3 years time, and yesterday I was able to acquire a 19 unit value add apartment building in Berwyn with my partner @Scott Skinger With the 19 unit acquisition, I have gone from 0 to 52 units in just over 3 years time.Not only have I reached my personal goal of topping 50 units, but I also get an opportunity to re position a desirable asset in a growing neighborhood.
