Hi Tony,If you think you can handle the applicants, and the residents who will live there, and know the danger level (and break in steal your furnace and etc... theft level) of the area--a fish knows his own pond the best.Good Luck!

Even if inflation were 0% 4 months it would still be above 2%.It will probably drop in February below 3% and people will cheer (read it first hear everyone will go nuts and say here goes housing….)then in March it will go back up above 3% - why?

Entitlements and sell to a regional developer to complete the conditions and permits, complete the final permit and mapping for sale to a builder, buy an entitled project to build out for sale, soup to nuts the entire process?

That said, the appreciation here is kind of nuts & I'm personally really bullish on Seattle as a market over the long term.

If there is enough customer traffic in front of the hamburger place to support the hamburger business, there is likewise going to be enough customer traffic in front of the Long John Silvers that doesn't like hamburgers but would prefer fried fish/chicken or any other unhealthy food choices. 

Look into groups that winter camp, hunt, or fish!
