I'm guessing you're talking cook county and thats a nightmare of a county (I have a couple of houses in cook county and fear every one of them).In terms of the noise, thats just silly.

To simply use it for your own enjoyment I fear would make it property for personal not investment use.

It really helps you go into investing with less fear about the unknown costs when you don't have extra bills to pay every month.How long would it be to pay off your debt without especially dumping all of your extra money into it?

I know having a management company would remove a ton of this anxiety, but I'm way more motivated by building wealth (the fear of having no retirement otherwise) and because Ive been extremely careful in what I purchase, and very conservative in my decisions, I feel very confident in my long term success. 

Please note, I plan to meet the players in person and see the property firsthand before I close a deal regardless of which strategy I use, however, that wont solve all my trust-based issues.Enter the turnkey strategy:  It could solve a big part, though certaintly not all, of my time constraint issues and fears about managing a rehab project. 

What I'm getting at is that those tenants probably aren't paying the heat, and won't have to because there is little fear of a winter shut off.

Plus it's a lot less expensive on short notice emergency type situations, which is what new investors fear most.So it really all depends on your comfort level.

I honestly just need to get over my fear of the phone as that is my one major weakness to pick up the phone and call, but I am also not in this stage of where i can hire someone or outsource for calls. 

I just push back when I feel the fear of Airbnb is based on hyperbolic stereotypes.
