I know of none unless you are in the private lending space with a good track record and the proper contacts....so private money would probably fall in that category.

This is generally paid for by the Seller, but it now falls to me.I am planning on purchasing the "Lender's Policy", which is required here, and normally paid for by the buyer.

Remember, your now entering the business zone and your not a charity, or a pigeon that waits for a few crumbs to fall off of a lap in the park.

The second is liability insurance so that we can protect ourselves from slips and falls, and people getting hurt.

In time you will find that everything else falls into place. 

Can't explain why it was slow in the summer and early fall, but it is pretty common for a slow down as you get into winter.

If the Lender is your buddy, then the initial terms may fall on your plate, but that is more due to being associated with each other and is not a typical lender relationship.
