I don't do linkdin personally but I can imagine that's a hot bed as well.maybe one of the current HML can write a blog on the reality of HML by area of the country.rates DO vary by area of country... for instance it is possible to get a 8 to 9 % interest rate in CA for a HML But your not going to get that in most of the other areas of the country.. there is just a huge amount of deals chasing CA properties etc etc.the other thing for folks to think about is RATE is many times determined by experience and long term relationships with your lenders.. folks doing their first few deals or first one are not going to get the premier rates.One should simply pop on lendinghome's web page they have a nice metric all spelled out on how they teir their rates. you can get 8 or 7% from them.. with big down and PROOF that you have done a few Hundred deals.. etc etc. but when you look at low down and limited deals you will be at 12% or higher..

It is money well spent so you do not make a mistake or have the burden of filing and appearing at every instance in court.You pay for insurance in case the place burns down, you pay for a lawyer in case they won't get out.

Make it clear you will have a new tenant moving in the next day and that a time extension will not be possible.I would begin to advertise around the first of August.

Kyle:We make extensive use of closed cell foam as well - when renovating old balloon-framed houses it is the best/easiest way to air seal the walls and attic space.Applying spray foam directly to the underside of the roof deck turns the entire attic into a conditioned space, which means you need to close-in (if open) and insulate the soffits as well to have continuous insulation coverage up the walls and over the roof.However, you very well may still need a drainage/ventilation plane on the outside of the roof deck to ensure the deck material (board, plywood, OSPF) can dry out after absorbing moisture from rain/snow or condensation (by applying closed cell foam to the underside of the deck, you are changing the dew point in the roof deck construction).

Construction loans with draws are more expensive to insure and have a lot more hurdles and stopping points between disbursements/draws.I would suggest NOT using his title company (without extensive vetting), there is no way to know what "deal" he may have going on.
