This morning the CDC extended the eviction moratorium through June 30, 2021. 

The idea of going negative cash flow when budgeting for expenses for a long duration is sure scary for a first timer!.

Or even better just completely waive all rent, mortgage, and property tax payments for the duration of the pandemic.

We extended closing a few months so they can have time to move their belongings to their new place. 

My guess is that it won't be an option to be extended past the current term. 

We will need to wire the funds a day before closing and if the seller doesn't show up on closing then wholesaler would extend closing to a future date and our funds will be stuck...The dilemma here is if should we wait for the seller to back out so we can get our 5k back or back out anyways and loose 5K because of all the above reason.. leaning towards later.What would you do?

Might get some fisherman in the spring + fall to extend the window.

I am a little familiar with northern Ohio, as I have extended family there.  

The good news here is that it is a real issue and the seller is going to have a hard time ignoring it, since its' a problem that can escalate into some not-nice things if left untended.If it were me I'd ask for an extended inspection period contingent on the seller having the crawlspace dried out.
