We tell new people all the time to try to hook-up with more experienced folks, and learn from them, and so it's strange to me to hear that frequent posters would also lack the common business courtesy of a response, even if just to say no thanks.

If you're not experienced and extremely comfortable with it, get a realtor.

The program works best for newer or recently renovated properties with experienced sponsors and third party management.

Try and get one that has experienced service techs aswell.

Don't get caught up in the "if I go with this person I can make X but if we get traditional financing we can make X"  You already know the reason because you're experiencing it.  

And then you can see how it fits with your partner or team.
