Because the purchase price can be very low, the rents stay pretty high because of Kettering schools, and even though taxes are higher than other areas you get a lot of tenants who don’t ever want to move because of the school system.

my agent usually does a 200$ home depot or lowes gift card based on whats closer as well as special gift. example- custom welcome mat or a front door placard with clients last name on it. if its a repeat client or customer or partner it would have to be more personal such as idk maybe local sports team tickets or shows doesn't need to be crazy but they wont forget you ever

yet took some rather odd actions.For example:Board started digging drains in front to of my house without ever acknowledging my engineer's letter about the damp, or coming in to look at where it was coming in.This was not recommended by the engineer.Meanwhile, I was waiting for funds to replace the carpets and while delays went on I had to move out the house because of the risk of mold.

Its a scary choice but I think if I start off with something on the lower price scale it wouldnt be a huge risk, besides the possibility of larger repairs earlier maybe.

. $60/per month for Tenant B.Tenant B agreed verbally on this, but ever since that agreement he still neglected to include the $60 as an estimate for utilities in addition to his rent.I can’t make him pay it, since I do not have the actual utility bills.
