The other tenant is paying $700/month so I can probably get the same amount in rent without doing much, but Im looking to get that extra 100$ in rent, if possible, but sprucing up various elements in the house, including the bathroom (in the area rent for a 2/1 duplex unit can be as high as 850).

Technology I think can speed things up, give you more and better information and potentially solve a lot of problems, but it still doesn't take the human element out of the equation at least so far.
