If that same deal works for Equity, but not for Cash Flow...and you are looking to hold it, then don't buy it.Base the Offer Price using reverse engineering for all the above strategies, and make the offer based on the strategy you want to use.

Hi BP community,I am new to BiggerPockets and thought it'd be good time to introduce myself, cause I will be here for awhile;) My name is Jarett Tigges, I live in Albuquerque, New Mexico and currently attend the university here studying Mechanical Engineering (I graduate in May).

We are having a structural engineer come out next month to do an assessment to provide a written report just for peace of mind and to ease buyer's minds when we look to sell in 10-20 years.

(By the way I'm a Civil Engineer so my broker definitely knows better than I do in that kind of transactions). 

I have 12 years of experience in the land surveying and civil engineering world.

Here's a bit of my background and what has brought me here.While serving in the US Navy as a Seabee (civil engineer corps), I decided to separate after my first enlistment as it was not what I had hoped it would be.

I have personally rehabbed every aspect solo with the exception of drywall (yuck) and removing load bearing walls (had engineering plans drafted)What was the outcome?

I am an experienced construction manager/engineer in telecom, I was also a tradesman in my youth, so the estimating, and working with a GC will not be new to me, but I am need of seeing the whole process play out.

My day job is a software engineer but I am looking to expand my comfort zone and thereby work towards my financial independence.
