@Jason Clemens if you have time freedom and can engage the occasional issue that pops up, you are willing to learn an active business to juice your returns and learn remote self management, then yes I encourage you to pursue STRs.

With a HH, you can learn how to analyze properties & markets, how to find an investor-friendly agent, how to spot value-add opportunities at properties, how to engage in a strong due diligence process, how to screen tenants, how to manage the property, how to build a network of contractors, plumbers, electricians and other pros, how to manage the book keeping of the property, etc., etc., etc.

We already have 6 months PITI for all 4 properties in savings, one year's living expenses in taxable investments (can get to the cash if needed), and small retirement accounts.We both plan to work part time for challenge and social engagement, and money to cover travel, pay down mortgages by the time my husband is 60, AND to cover repair and vacancy expenses.

Didn't really want to engage a local broker because one of our owners is a broker and we're looking to do the transaction ourselves, or at least save part of the traditional fees.The reviews.opinions on CoStar were fantastic and exactly what I was looking for.

If you are convinced that the tenant is engaging in any sort of illegal activity you could try to do this and if you see anything incriminating call the police.

@Joe DiSanto  Even though there are state laws that govern evictions, the actual time to complete an eviction and the outcome can vary quite a bit based on the county where it's taking place, the actual judge hearing the case, whether or not the tenant engages in any stalling/delay tactics, etc.I've always heard that California in general is very pro-tenant when it comes to evictions, but I didn't have any firsthand experience to know whether or not that was actually true since I've never had to evict a tenant (though I've come close).
