I’m a senior engineering student at Pitt and I too am in the learning stages of real estate.

I'm not sure about your area, but in Fayetteville, we have someone that stages the properties and then a short term rental property manager that manages everything.  

At this stage, I'm working through the rehab, which has been a learning experience as well.

It was hard on me for the first one, mainly during remodel stage and would have done something closer in if I’d known.

To set the stage, I’m self employed with an over 800 credit score.

I am a little less than a month into my research stage of investing. 

I did all the painting, and I moved in furniture for staging.

We are still in the planning stages of our buy and hold biz.

From the comments I think I have an elementary knowledge in terms of overview of the industry but it would be probably be useful to buy some resources (ordered Joe Fairless's book) to go deeper in understanding deal analyses and raising funds.

The main reason I would not is that they are probably very transient at this stage of life, so you could end up chasing your tail trying to get rent.
