Obviously, as long as there’s a tenant in place the monthly mortgage would be paid, but how much would I need to have saved up in case of damages, vacancies, etc?

Usually there's not enough discount rate to appease most investors (similar to turn-keys, but not necessarily tenanted.)I do have a lot of phone calls from clients of other property managers who are having bad experiences and we do help them sell their homes, but we try to capture as many of these for our current clients... especially the ones who are experienced and capitalized enough to navigate through whatever problems the property is experiencing (major maintenance or damages, problematic tenants, etc.)We've found that there's a lot opportunity by networking with PM's for several reasons, but at the end of they day... we're running a business and trying to grow.

I spoke to seller last night and this is the information i was given about the home Move in ready Put down Brazilian cherry laminate floors New AC unit Hot water tank (big one) Breaker box replaced and updated Updated stove Had water leak water leak is fixed but water damage Tenant will be out by the 28thRent potential $750 Potential offer of $55k Step grandfather built the home Well maintenenced White shed doesn't leak at allRed barn fixer up Garage doesn't leak.

That way if the car of a guest is damaged, I will not be held liable. #2 - Add Signage so that in the event somebody ignores the policy, the signage is there for further protection. #3 - Notify my insurance company of this policy so in the event there is damage to a visitor's car, they are aware of the policy and will deny any claim against them for damage to a guest's vehicleI'd like to hear from those of you in MA who have had similar situations with damage to vehicles from falling ice and how you have made changes to your policies to limit your insurance exposure.

Tenant will notify Landlord in a timely manner of any damages or problems as they arise, including damages cause by Tenant, malfunction of appliances or fixtures, and water/moisture leaks and spots.
