@Bria Johnson in my local area I have begun direct mail marketing for local run down houses that I can send to local flippers for finders fees.

Other fees really depend on what kind of transaction is taking place, whether it is a refinance, purchase, sale, etc.

If they apply by email, I send them a lease on Apartments.com or Avail.co (a lengthier process, but sometimes tenants like to avoid the Airbnb fees). 

Why doesn't he just charge a nominal fee for the course and have everyone who takes the course to agree to pay him 10% of their earnings the first 2 or 3 years?
