If I'd be more peaceful starting investments in my new home (SC) and getting a fresh start - then great, I'd do that.

The biggest thing that can help you raise the value inside the unit  is fresh paint, nice appliances, good flooring (most expensive). 

We normally, before covid, had different goodies delivered to the tenants' doors.

Have an attorney use a process server to hand deliver.

.- I'm only going to hold it for a few months and the chance of someone contesting the title during that time after my trusted title attorney does his research and delivers me clear title is pretty low.

Clean and fresh really goes a long way.

For example, a local HVAC company who needs somewhere to store roof top systems for jobs and then needs them delivered and installed.

The original plan was to give them fresh paint, maybe cut off the overly decorative pieces.  

Hi @Aubrey Kincaid, this time of year you can’t beat a thoughtful gift with a letter stating your intentions (hand-delivered if relevant, mailed if not).  

If your property comes with tenants, you have one opportunity to ask them to leave: you can ask for some units to be delivered vacant.
