Since my labor is "free", the majority of costs could be bonus depreciated (LVP) separate from the building or small enough to be considered Repairs or Cleaning and Maintenance.I'll probably run my reasoning and numbers by a local REI CPA to see if anything raises red flags though before filing.

It ALWAYS needed the coils cleaned (I had a Golden Retriever and she loved the sound of the exhaust to sleep by) I learned to get every spec of dust and dog hair away myself but still it didn't last too long.

.- basements are hand dug and therefore usually not deep - usually no structural issues (much more in 1960s buildings) but sometimes poor surface water management leading to damp spots.
