This way you can see if the rental income is accurately being provided.Check the reviews of the property as well (vrbo, airbnb, tripadvisor, etc) this can tell you what people liked, disliked, and whether you have some PR work to do to change any negative perception that is out there about the property, complex or area.I deal with a lot of condominiums so I also go back and check the sales history to see what the properties were selling at the peak in 2005-06, and compare with today's value.

Is it a duplex or an apartment complex? 

What area do you want to focus on geographically and type of rentals are you seeking:single family, multi family, condos, mobile homes, apartment complexes?

Accelerated Depreciation - can you use it on your taxes when you are an investor in a group purchase of a multifamily Apartment Complex?

Because you have the added complexity of being Canadian residents (I will presume this), you will need to consider the cross border aspects of establishing an entity to conduct activities in the US.
