a flip requires CASH for closing costs and points, a down payment, holding costs, costs to cover any overage you weren't able to borrow...so, the issue with flipping is that (1) it takes capital, and (2) the return is 6-12 months out.

In fact, an agent can get you into on market properties and when you write an offer, the rest can easily be handled by a title company / real estate attorney (depending on your area) all the way to closing.

Was it just a short term product construction product that you had to refi out of or was it a one time close product?

This area does great with STR and MTR's because of its location close to the city and Med center.  6812 Winton St, 77021 may be a good fit for a light value add. 

Do you capture comparables and then compare closing prices over time?
