The manager was there for my first deal helping me every step of the way.

It is well maintained, and the tenants were thankfully all fantastic and quality that I felt comfortable enough to step outside of my comfort zone to snatch the deal fast and furious.

I started doing some home flipping from 2001 - 2009, then got into buy and hold.I am at a cross roads, so I recently sold some properties, in an effort to have a portfolio of quality over quantity.Not exactly sure what my next move will be, the big challenge for me has been learning about tenant issues, and dealing with some unexpected repairs, both my wife and I took a course and are IPOANS CAM Certified (Certified Property managers).We only manage our own properties, plus have a couple of hired property managers to help with some out of town units, however, I have been studying tenancy rules, laws, and have become addicted to answering property management questions.What attracted me to join this site, is all the different types of real estate investment people are involved in.I look forward to participating in the forum.Michael P Currie

My first step is going be becoming a real estate agent and I am currently researching the process and pros and cons of becoming a real estate agent.

Next step, find a house.Can I take you out for a lunch or something, and we can chat?

Or were you able to step in and fix the issue within the 60 days so that no tenants had to leave?

It can be challenging to speak to the seller without giving the offer through an agent.

I recently finished reading "HOLD"  by Steve Chader and Jennice Doty and it was a phenomenal book that broke down every step of the process for analyzing, buying, and managing a rental property.

Our goal is to do our first small multi-family deal.I found BP a few years ago but didn't really get focused until we were financially ready to take this next step.
