Now, I still use the same philosophy, before I go to bed, I will make one quick run through of emails to make sure everything that came in through the day that needed a response got one.  

IMO, when buyers (both retail & investor) have too large of a search area, they tend to have a difficult time making a decision. 

I'm currently under contract on my first rental property. 2 bed 1.5 bath townhome in a pretty good location near local medical center.

So right now I would like some advice on how to negotiate the quality of construction throughout the build process and what I should look for terms of retail leases that will be attached to property. 

We inherited a lease from a tenant for which the rent is very low for commercial retail space. 

So I am in negotiations with a friend to buy 2 local rental properties, both 2 bed/2 bath- which would be my first investment property.

Its 3 bed room per unit so 6 bedroom in total.

The location is great but the building is poorly soundproofed and my upstairs neighbors have 3 kids in a 2 bed/2 bath unit, similar to mine.

Property is an 8 bed 3 bath - 2 story Brick building built in 1880 with  total floor area of 3250 square feet on a 2500 square foot lot.Asking price is $48,000 Unit 1 & 2  - 3 bed 1 bath.   

Comcast and other providers let apartment owners buy internet/video in bulk so you can resell to tenants at or a little below retail.
