To give some background; I bought my rental property in Nov 2012 and on the day of closing did my final walk through of the house, while checking out the crawl space I noticed a small amount of water around a drain in the floor.

As for myself, I dropped out of business school to pursue my dream to be a "business man" and now I currently co-own a growing commercial cleaning business (its really not my passion at ALL) which pays the bills, so I as well have a business background,but its just not the kind of business I want to be committed to full-time anymore.All this week I have been working on a business plan to pitch the idea to my maybe future business partners, did a ton of research on how to wholesale, but I can't seem to find out the legality of this practice in Wisconsin especially with the whole "assignment of contract" or "double closing" methods.Any help would be GREATLY appreciated.

I have the capital to begin in a lower end part of the City of Fort Worth (probably a $45-60,000 home that I will finance and I have a total of $75,000 cash for the project and future projects).The obvious problem is I live in NY, I have my brother in law who will be my project manager down in Texas who has a relatively long background in construction , I will be building the parts of my network that I haven't already in the next couple of months to come as far as construction, financing, realtors etc.I would like to save myself the expense of hiring a general contractor to do the work and plan & direct the work with my brother and law.
