You are getting the the bad financing of larger properties, say 12-20 units and the hard to find good management of 2-4 units.) so I’d concentrate on 2-4 units if you can’t/don’t want to look at 8 or 12+ buildings. 2) That being said, even though 12 out of my 13 properties are in Vegas, they are all SFR.

Wholesaling is very uncommon in my market, and all the other local title companies and attorneys I called seemed to not know much at all about assignments and/or double closings.

There is a entire component of marketing or searching out a property and while many can bodger there way through, most can not do it on a proficient level.

I did self manage and self lease, so I screened all tenants looking for no evictions, no criminal background, good landlord references, long term tenancy, etc.  

Were very hesitant to rent it out to such a large party because we did such a great job updating the home and we feel that all that work may get damaged in a short period of time.

That said, I do have significant personal assets I don't want to put at risk so I have one LLC for my two rental properties and keep all accounting separate.

I realize all attorneys differ and it could be hourly or flat but I want to do some research before hand.The plan is to sell as I have no interest in keeping it so there won’t be any repairs, if any, until the redemption period is over.
