But, I also have a couple of other thoughts.Are you also advertising and posting ads in French for a rental in Montreal, where the majority of the people speak French at home? 

We are looking to start a new campaign of direct marketing in Las Vegas and Indianapolis.Of course we would like to maximize our results and are looking for the best service and consultation.

I never advertise.

Divide the mailings by week per month (4 mailings) and then repeat for the next 2 months with different letters.If you cannot set this money aside yet, I would suggest getting a part time job or driving for uber in order to set up a marketing campaign.The campaign is crucial to your success.

Check crime and boarded properties on that block and see how many are being advertised as vacant and monitor for few weeks if those vacancies fill up or not.

These types of posts are what inspires me and keeps me full of ambitious, I'm going to launch my real estate campaign within the upcoming weeks, I'm very excited because I want to apply the knowledge I have been gaining and receive profitable results!!

@Charles Smith  I have the most success with out-of-state property owner lists with my direct mail campaigns.

In addition to a lot of the great suggestions above, I do think there is opportunity for multifamily direct mail campaigns.
