They may not mind, but I personally would be irritated if my rent stayed the same but an extra person got added into "my" personal space.

I am not able to answer all your questions however in regards to renting a space without egress, aka not up to code the Tenant has rights to their rent back at any time and could take you to court.

Other things you need to factor in: utilities like satellite TV/internet (which, since the house probably doesn't have access to cable, internet can be An Issue), and will the HOAs allow short-term rentals?
