Seems like something they might have information on but in CO we use title companies and I don't know how it works in the state of PA.

As a sellers agent, you do have significant work to do by putting up the property and doing open houses and talking with buyers agents giving them information.

When I started studying wholesaling in august, that's the 1st thing that the "information seller" said to do.

If a major expense comes about (i.e. roofing repair, hvac, etc) we would split that as well.

I came across 2 duplexes and a triplex for what seems like a good price for me, being from Washington state that seems to pencil out pretty well but don't really know the area. 

Focusing on areas that will appreciate well is super important, as equity down the line becomes a huge game changer when growing your portfolio.
