I am very pro San Diego REI investing but I am even more pro for newbies to invest local (i.e. in your case OC).There are a lot of similarities in San Diego RE and OC RE. 

Similar for wholesaling or RE agent/broker. 

A property leased to Apple for 30 years will command a much higher price than a multi-tenant office building with similar rents.

For other similar no-PMI programs, what are some specifics?

(left to right in the house, front to back in the living).My theory here is to go with a very similar looking floor (color and finish wise) for this living room, however instead of having to install unfinished wood and then pay for finishing, I would like to go with a different floor that can be a simple install and done.

@Brian Garrett BankFinancial is a community bank out of IL, which lends on apartments in IL, FL, TN, SC, TX on similar terms...likely only up to 7 years fixed though. 

Debt pay down is also similar. 

Act like someone trying to find a rental in your area.....go on Zillow, Trulia, Craigslist and even call a few PM's....try to compare something similar and go from thereRentometer.com also can help
