If you are able to stay in budget and do your proposed floor plan, I'd go ahead and do it.

Instead they use an in-house underwriting team who looks at the current condition of the home via photos and video, the proposed scope of work, review as-is and arv comps and basically formulate a BPO for CMA.

Few buyers are willing to pay those proposed costs and few should.

Architects can think about sun benches (and many other things, lighting, window size, closet size, etc...) and the finish on the concrete and propose it to you; to decide if that is going to be needed to make THIS complex competitive enough against it's close in competitors to draw market rents.
