Planning on partnering with my cousin on a property and since obviously we file separate tax returns, I figure it'll be easier to manage profit sharing through the LLC.Whether or not we buy the actual property through the LLC is to be seen, but based on the bit of research I've done, that is unlikely.

I have been reading and researching real estate for two years now, but I still have a few question about wholesaling.

If an investor isn't game for research, due dil and some increased time/effort, then a self-directed IRA may not be a good fit. 

I know that this is an older post, but I thought I would clarify it a bit more, based on some recent research. 

I work as a sales engineer but have been spending the last year researching the real estate game and the B.P. community seems to be very nice and helpful so I'm glad to be here!

I do believe this approach is completely legal, but the more I attempt to research on the correct way to negotiate a note purchasing, the more confused I get.Now, a few days ago we received a package that must have weighed 50 pounds, via certified mail, that HSBC will be holding a foreclosure auction in about 3 weeks. 

Make sure to research your market and build your own team in the market.
