Does anyone have practical experience with CA FTB catching unregistered disregarded LLCs, and how onerous are they on penalties?

Recent events might put the brakes on this practice as investors realize that they have real money at stake and experience matters.  

I will practice patience.

I'll probably continue this practice moving forward.Since we show occupied units, I never have an open house- too much risk of some unknown person swiping something that belongs to a tenant. 

I don't think they practice social distancing.This is wrong on so many levels. 

Note I did not mention cash flow but in practice we look at the cash flow but lower than the other criteria.We perform the value add and refi.

Also, what are some best practices to utilize texting and RVM while remaining compliant with FCC regulations on telemarketing?
