The buyers agent actually pushed back when we asked for an official loan denial letter, which rose red flags making it look like they had to ask the lender to be denied.

I am a little uncomfortable with someone who is looking for a house but doesn't have a full months rent plus security readily available-- that's a bit of a red flag for me. 

You may be able to get a loan but any of these red flags will limit the lending avaliability.

With new non-homestead taxes, upkeep, marketing, LLC fees and current and future repairs seem to be running us into the red.

While certainly not enough info to draw any hard conclusions, see the red flag for what is is worth at this point.If they don't answer or respond to their cell phones, meet agreed upon schedule for assuming utilities, signing the lease and moving in, are they displaying the characteristics of tenant you would really want?

Also, a painter is going to charge extra to paint virgin rock.

These were all free houses donated for non-profit projects and lots were very cheap almost donated, by the time they were done they were as expensive as if they had been stick built.Your house will have some moving damage, cracked sheet rock/plaster, trim and ceiling cracks but nothing major came apart.
