They show up with a local attorney in our state claiming the same thing they did before and sent a legal letter to our company claiming they have ownership and then filed an affidavit with our local country to state they have claim to the properties and block anyone else while at the same time claiming they still want to close BUT now they want an additional inspection.

(3) The overall increase in price on my breakdown is close to the overall data I've found online, which makes me think I have a decent updated budget for eyeballing deals with. (4) To reiterate, the numbers I started with were unique to my situation in the PNW, so please don't take them as gospel for you!

Right away....anyone can do....owner/buyer sign a deed, file it at the courthouse and away you go.Could be more complicated than that and take more time...for example if you want a new survey, title insurance, financing, inspections and more.But really as simple as the first line.
