At 25, I lived in the crappiest room in my own 5/3 house rent free (actually made $500/mo more than mortgage and utilities) and saved 80%+ of my engineering salary to invest in stocks, etc.

You gotta be in a position which you can control your own destiny like sales or you gotta be in a high paying profession like tech or engineering.  

I want to major in civil engineering but am leaning towards a career in construction management (I can apply my degree here and use it in other places if I need to).

So, basically those are the numbers I'm using to evaluate if my time is being well spent, given my other options - which in my case might be things like pursuing other business directions, leisure time, or going back to the W-2 work of engineering (or trying something different).The ongoing cash flow from renting the places out can add additional value, but the way I think of that, I'm more interested in evaluating the needed ongoing time commitment to servicing those rentals to produce that income/free cash flow. 

You won't care about their website, or their search engine, or their Social Media stuff - listen for what they know about the business.
