I would just evict.

It's just all smelling fishy at this point. 

Just in maintenance, PM, and vacancy expenses the $1800 is mostly gone... not to mention landscaping, snow removal, insurance, prperty taxes, cap ex, etc...

but no one is promising you success, they're just performing a set of services.

She thinks it’s ok to stay for free and she deserves free housing, non paying her dues or any thing just because she does not have a job (on purpose) and does not have money ( has all money for fancy furniture and gadgets)But anyways she has not paid her move in deposit ( paid partial) and has not carried renters insurance.

I just wanna be able to one, increase the cash flow on the investment by not having a HELOC on top of a conventional loan and two, I want to repeat the process on a second, third, etc… investment property.  

I just graduated and am currently working as an intern at a government agency (for up to one year).

However, most people seem to use Yardi these days, at least if they manage buildings as opposed to something more scattershot. are you looking for how to get started or technical help or just which one works best?
