If you can still cash flow 200-300mo after taking out 100k in equity and use that money to buy more rentals that cash flow would be the ideal solution.

Most of the deals i've seen are closer to 90% ARM, meaning the investor will have to leave about 10% in equity if you do a conventional refinance (80/20).
